1. About Area

Area is operated by Area Swipe Ltd. It is a property discovery service for Malta covering rentals, room shares, and sales. We aggregate publicly available listings from third-party sources, and signed-in users of the mobile app can publish their own listings. Everything is presented in a vertical feed. Area does not act as a landlord, agent, or property manager. These Terms cover both the area.casa website and the Area mobile app.

2. Accounts

You can browse the website and the app without creating an account. The only preference data stored on this device is your favorites list and any listings you choose to hide. In the mobile app, you can optionally sign in (with email, Google, Apple, or TikTok) and claim a username to save favorites, message posters, publish listings, and unlock profile features. You can delete your account at any time from the Profile screen in the app.

3. Listing information

Aggregated listings, photos, prices, and availability come from external sources. They may be incomplete, outdated, or change without notice. User-published listings are provided by their posters. Always confirm details directly with the advertiser before making any decision.

4. Publishing your own listings (app)

Signed-in users can publish listings with photos and video captured or imported in the app. By publishing you confirm the information is accurate and that you have the right to advertise the property and to use the media you upload.

• Your listing, its media, and your username are visible to everyone using Area.
• Area reviews user listings and may edit metadata, unpublish, or remove listings that are inaccurate, duplicated, or violate these Terms.
• Repeated or serious violations can lead to your account being restricted or removed.

5. Messaging and announcements (app)

Signed-in users can chat with listing posters inside the app, optionally share a WhatsApp number in a chat, and contact Area Support. Messages must follow the same content standards as listings. You can block people in chat and delete conversations from your inbox. Area may also send read-only service announcements to your inbox from the @area account; you cannot reply to these, and you can delete the thread at any time.

6. Notifications (app)

With your permission, the app sends push notifications for new messages, your listing going live, and Area announcements. You can turn notifications off at any time in your device settings.

7. Third-party links

When you open an original listing, you leave Area and interact with a third-party website. Those sites have their own terms and policies. Area is not responsible for their content or practices.

8. Acceptable use & zero tolerance

Area has zero tolerance for objectionable content or abusive users. Listings, messages, and profile content must not include illegal, fraudulent, harassing, hateful, pornographic, or otherwise objectionable material.

• Use Area for personal housing research in Malta.
• Do not scrape, overload, or attempt to disrupt the service.
• Do not misuse listing data or chats for spam, harassment, or unlawful purposes.
• Flag objectionable listings with Report. You can also hide a listing on your device.
• We review reports and remove content that violates these Terms. Serious or repeated violations result in account restriction and source blocking.

9. Service availability

We may update, suspend, or remove features at any time. Listings expire automatically after a retention period and may disappear from the feed without notice.

10. Disclaimer

Area is provided "as is" without warranties of any kind. We do not guarantee accuracy, completeness, or fitness for a particular purpose.

11. Changes

We may revise these terms. Continued use of Area after an update means you accept the revised terms.
